As Founder, Anish established Phoenix in ‘08, a Corporate Finance and Advisory Investment Boutique. The firm aims to create and identify unique opportunities and partnerships around the world, focusing on the Emerging Economies of Africa, India and China, in the following sectors:
The company’s first project was working closely with an HNW client in Cyprus to finance and develop a 235MW wind farm project across the Larnaca and Paphos regions in Cyprus. Phoenix worked closely with the contractor, the J&P Group and the Structured Finance Team at Deutsche Bank to arrange the €540m equity and debt finance required to deliver the project with a GDV of €720m.
However, Anish has been developing property as a core business for c. 25 years. More recently, since the announcement of the prohibitive Stamp Duty changes in Dec. ’14, which lead to a structural change in the London residential market, Phoenix has moved away from the build to sell sector and has instead been focusing on developing ‘income strips’ within the Hospitality ‘Hotel’, Build-to-Rent/ Private Rented Sector ‘PRS’ and Purpose Built Student Accommodation ‘PBSA’ sectors across Europe creating alpha gains through planning and development across Europe while acting as Development and Asset Managers.
Since ’15, Phoenix has worked with HNW clients/family offices and as our first project, purchased a number of sites and obtained planning permission for c. 450 PRS and 1,050 PBSA units. The projects are either being sold with the benefit of planning permission or being developed with a combined GDV of approximately £150m.
In ’17 Phoenix advised a family office on delivering a turnkey solution to design, build and operate a 225 key upper-upscale 4*/ 5* hotel in Edinburgh, UK with a GDV of c. £90m.
In the majority of cases, Phoenix will advise, facilitate and add value to companies by helping the principals/ shareholders:
Phoenix will add further value by identifying and introducing strategic partners as investors where appropriate. Phoenix is also looking to identify investment opportunities for its clients which include HNW individuals, family offices and other institutions.
Phoenix are extremely interested in and aim to explore and understand the issues that are special in very fast-growing emerging markets as we believe these economies are the engine of growth opportunities in the future world economy.
However, these markets are prone to crises, which reinforces the importance of understanding risk in these markets, which we aim to do through our affiliates globally and our Advisory Board.
Phoenix will invest in companies that can achieve dominance in their niche areas. By understanding and therefore mitigating, the political and commercial risks in an area, we will also seek out short term trading opportunities where they exist and look to establish long term opportunities in more stable regions.
In addition, Phoenix are also interested in new products and services that address very large existing markets where we can invest in companies that are taking market share away from established players.
Phoenix look at more than finance in evaluating large scale projects. To be successful, we take into account insights from public policymakers, macroeconomic issues, demographics, regulatory issues, and environmental and cultural concerns.
We explore projects from the point of view of the multinational corporation, the multilateral agency, the non-government organization, the host government, as well as the local population. While all of our cases have important finance content, we go well beyond textbook finance-oriented project evaluation.
